• 50% deposit is required at time of booking . Full payment is due if reservation is made within the non-cancellable period.
• Deposit guarantees payment for the entire reservation; late cancellation owes full fee.
• Two night minimum stay for weekends during peak season (May-September)  3 nights for holidays and festivals.

• Gift certificates are available and valid for a two year period after purchase.

• Our Innkeeping and housekeeping team provides personal service and cleanliness up to the finest standard.  Gratuity is appreciated and is passed through to our team with your thanks. 

We are a small inn and cancellations affect us severely. Sorry, but our policy is firm regardless of the reason for cancellation, interrupted stay or early departure. We cannot be responsible for unused rooms due to late or canceled airline flights, family emergencies, illness, threat of bad weather and other travel-related mishaps or for changes in plans which shorten your stay. Vacation Insurance is available from several providers online to inexpensively protect you against covered unexpected events.

• Deposit will be returned if cancellation is made prior to 15 days before scheduled arrival.
• 30 day cancellation deadline for holidays, festivals, special events, group bookings.
• Group bookings are accepted by personal arrangement only in order to manage optimum ambiance for the benefit of all guests. Group bookings may have additional and/or alternative terms. As a general rule, we do not accept group bookings of more than 5 persons total and we reserve the right to deny reservations made online for more than 3 rooms traveling together.
• Two persons per room maximum, adults only. No pets, sorry.
• We are serious about security and ambiance. We strictly enforce both a legal and optimally comfortable occupancy level. The Manor is not open to the public. All areas of the inn, parking lot, gardens and The Sun and Stars Patio are for the private enjoyment of registered guests only. Please do not invite family or friends to park, visit or “take a tour” during your stay with us. Any guest who invites a non-registered “joiner” onto the property will be charged an extra 1/2 day rate for each intruder no matter the length of their stay. Guests who choose to ignore this policy are evicted.
• During your stay we will not enter your room except by your request or for maintenance/security. Additional personal amenities or fresh bath towels are always available at no charge, simply by request.
• Regrettably, candles may be romantic, but the risk is measured on the Richter Scale. If you want candlelight, please bring the new type of flameless variety We have some you can borrow, simply ask us. 
• You are welcome to bring your own beverages, including alcohol, and snacks. Lunch and snacks are always encouraged in the garden on The Sun and Stars Patio or in our garden room. We do not have a way to heat your leftovers as there is no microwave so please be advised. There are mini fridges on each floor of the guest house and only one in the main house. 
• No smoking anywhere on the property. Guests who choose to disregard our no smoking policy will be evicted and assessed for damages, minimum $250.00.

• Welcome begins at 4:00 PM and continues until 7:00 PM. Priority Check in at 2PM is available by appointment, $25.
• Arrival after 7:00 PM is not a problem. Simply call us on the phone on the day of arrival and we will arrange it with you. We can also text “self check in” information to you.
• If arriving early, you are welcome to park in our lot as early as noon on your day of arrival. You may want to walk to town or the beach, maybe have a picnic in the garden on The Sun and Stars Patio, feel free. There are public restrooms in the park behind the inn and also at the beach park one block north of the inn, an easy walk from our parking lot.
• We absolutely can not take oversized vehicles in our lot. If you are planning on driving a truck/Van here of any kind we kindly ask that you park on the street. The street parking is free and allows for overnight. Our parking is first come first serve if there is not a spot in the lot please park on the road and please do not block in other cars. This will insure there are no accidents in our lot. We are not responsible for any damage to your vehicle while parked here. 
• We do have a bike rack for you bikes, please provide your own lock. Bikes are not allowed inside of the building at anytime and can not be stowed away in your room. If you have an electric bike please work with management to see if we can store it elsewhere. 

• Check out is at 11:00 AM. This gives us the time to guarantee perfectly clean rooms for incoming guests.
• Late Checkout at 12 PM is available by appointment, $15
